Project Initiation | Design Brief
At the commencement of all projects we work closely with clients to determine key criteria for the project. From this a return brief is created, addressing building program & budget as well as an approach to design and sustainability.
Pre-design site visits are undertaken to ensure a full understanding of built and environmental conditions and to carry out check measurements.
Schematic Design / Design Development
With a full appreciation for the brief the initial design stage is commenced. Sketch plans and 3D imagery is produced and reviewed with the client.
Relevant Sub-Consultants are engaged. Byrne Architects manage all Sub-Consultants through the life of each project. Detailed design drawings are progressed from the schematic set. Major building elements are resolved and planning application documents are prepared (if required). At this stage a preliminary cost plan will be prepared in collaboration with a Quantity Surveyor.
Construction Documentation / Administration
Design Drawings are developed in to highly detailed construction drawings, including sections and details. A comprehensive Specification and material schedule is completed. Internal detailing such as joinery, kitchen and sanitary fittings is completed and submitted for client review.
Construction Drawings and Documents are used as a basis for selection of a Contractor. Quotes are obtained and reviewed with the client. Contractual agreements and building programs discussed and the Construction Phase is initiated. Periodic Site inspection are undertaken by the Architect, analysis of Progress Payments and variations is done. Strict controls are employed to ensure the Contractor achieves Practical Completion within the program and budget.
Post occupancy inspections are carried out and a defect report is completed, ensuring all defective work is rectified by the Contractor.
